The drop&lt;br /&gt;&lt;br /&gt;was attributed to a decline in aircraft orders, and when stripping&lt;br /&gt;&lt;br /&gt;out transportation, new orders rose by 2.8%, far better than&lt;br /&gt;&lt;br /&gt;expectations of 0.7%, representing the fastest growth rate since&lt;br /&gt;&lt;br /&gt;December of 2007. Durable Goods Orders are volatile reports&lt;br /&gt;&lt;br /&gt;month to month, so we can't read too much into one report…&lt;br /&gt;&lt;br /&gt;and we also must consider that these numbers are coming off&lt;br /&gt;&lt;br /&gt;of very low levels, so it is easier to see sharp increases.&lt;br /&gt;&lt;br /&gt;Mortgage Bonds remained lower on this news.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;New Home Sales for March were reported this morning, and&lt;br /&gt;&lt;br /&gt;very clearly, the First Time Home Buyer stimulus pushed&lt;br /&gt;&lt;br /&gt;buyers into action. 411,000 New Homes were sold, which was&lt;br /&gt;&lt;br /&gt;a huge increase from last month's upwardly revised 324,000&lt;br /&gt;&lt;br /&gt;reading. The pace of sales also spiked, thus pushing the&lt;br /&gt;&lt;br /&gt;inventory of unsold new homes down to a 6.7 month level, far&lt;br /&gt;&lt;br /&gt;below February's 9.2 month reading. Weather also likely&lt;br /&gt;&lt;br /&gt;played a big part in this improved number as we saw plenty of&lt;br /&gt;&lt;br /&gt;snowstorms throughout the country in February, helping the&lt;br /&gt;&lt;br /&gt;pent up demand be seen in March’s numbers. It will be&lt;br /&gt;&lt;br /&gt;interesting to see how future numbers fare once the&lt;br /&gt;&lt;br /&gt;government stimulus – the Tax Credit which expires next week&lt;br /&gt;&lt;br /&gt;is removed.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Yesterday, the Treasury announced it will unload a whopping&lt;br /&gt;&lt;br /&gt;$129B of debt next week in 2, 5 and 7 -year Notes. But now that the housing market is starting to turn around, the supply of wood simply isn't there.&lt;br /&gt;&lt;br /&gt;"We will have to charge a little bit more because the cost of that home now is more than it was a few months ago," Griffin said.&lt;br /&gt;&lt;br /&gt;In fact, Griffin says a person building a home who bought lumber four months ago saved about $20,000.&lt;br /&gt;&lt;br /&gt;While consumers will have to pay more for lumber, one Green Bay distributor says the price increase is a good sign for the industry.&lt;br /&gt;&lt;br /&gt;"The industry has been so depressed with pricing over the last five years that this is a necessary part of the business," Weeks Forest Products division manager Roger Thompson said.&lt;br /&gt;&lt;br /&gt;It could take a while for lumber mills to catch up to demand, so experts say buy now before it goes higher.&lt;br /&gt;&lt;br /&gt;"We'd be happy to sell more product today, yes!" The policy changes are designed to shore up the FHA’s capital reserves and help the agency do a better job of managing risk.&lt;br /&gt;&lt;br /&gt;Nonetheless, Buyers will have to either spend more to secure financing or scale down what they buy.&lt;br /&gt;Among other things, the FHA is raising its upfront mortgage insurance premium to 2.25 percent from 1.75 percent, boosting the minimum down payment to 10 percent for borrowers with a credit score of 580 and below (it stays at 3.5 percent for everyone else), and reducing permissible seller concessions from 6 percent to 3 percent.'&lt;br /&gt;'The reduced seller concessions will hurt, too, because these funds typically help buyers take care of closing costs like title insurance and the mortgage origination fee. "With that now limited to 3 percent, buyers might have to come up with another 1 percent of the mortgage amount.&lt;br /&gt; The higher up-front mortgage insurance premium won’t affect the amount of cash buyers will need to raise, as that can be financed. But it will affect how much house they can afford, and &lt;strong&gt;could increase their monthly payments by $50 to $100&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;So, to put it simply; this is going to affect How much a Buyer can afford, and How much the Seller can help out. I need to get back to the swing of things and start eating right again. I’ve had my months of gluttony—now it’s time to focus, to get back to the basics.&lt;br /&gt;&lt;br /&gt;Likewise, the housing market needs to do the same thing. It had its years of gluttony, of record-breaking ROI, but the housing bubble–just like Christmas–is over. It’s 2010, not only a new year, but a new decade. Let’s get back to basics, starting with rule #1: a house should be a home first–not an investment.&lt;br /&gt;&lt;br /&gt;Down the Drain?&lt;br /&gt;&lt;br /&gt;Over the last few days, I’ve read many posts about people who purchased a home or a condo only to have lost a third or more of their equity. Obviously, losing equity in a home can be a hard pill to swallow, but unless you’re selling it tomorrow, you really haven’t “lost” anything.&lt;br /&gt;&lt;br /&gt;Now, this is not in reference to the families who’ve lost their home, either through foreclosure due to job-loss or illness, but rather, folks who “lost” some imaginary notion of wealth based on the market value of their home.&lt;br /&gt;&lt;br /&gt;After all, they still have a roof over their head, right? And if they’re lucky, their mortgage payment hasn’t changed.&lt;br /&gt;&lt;br /&gt;The miniature Hershey bars are delicious. But if you told me that the “value” of Hershey miniatures went up to $400 an ounce, would they taste any better? Probably not. Likewise, if your house’s value goes up, it may make you feel better, but the house itself hasn’t changed.&lt;br /&gt;&lt;br /&gt;More Than a Piggy Bank&lt;br /&gt;&lt;br /&gt;Let’s get one thing straight: I don’t own my house. The bank owns my house; I’m just paying them off over the course of 30 years. I’m renting to own.&lt;br /&gt;&lt;br /&gt;In the meantime, however, I have free reign to paint the hallway with orange stripes or add a deck made of cereal boxes in the back if I so choose. I can decorate it as I please and make the house reflect who I am. I don’t have to worry about noisy neighbors, jerky landlords, or weird smells emanating from someone else’s kitchen. If I have kids some day, I can raise them in the house. It’s my responsibility to keep it nice and not fall apart. It’s a lot of work, but anything worth having usually is.&lt;br /&gt;&lt;br /&gt;My house is a place for me to live in, not a piggy bank. I don’t view my house as a source of income when I retire–that’s what my 401(k) and IRAs are for. My house is simply my haven from the world–a space that I can make my own and come “home” to.&lt;br /&gt;&lt;br /&gt;The more we attach our worth and value as people to the things we own, the more stressed out we’ll be, and there’s already enough stress in being a home “ower”.&lt;br /&gt;&lt;br /&gt;So, enjoy your house and make it a home. If it happens to go up in value, good for you; but if it happens to go down, don’t sweat it. After all, you have a roof over your head. A house should be about making a home, not about increasing your net worth. When it all comes down to it, a house is just a building. A home is something different entirely.&lt;br /&gt;&lt;br /&gt;So, no more miniature candies for me. And no more stressing out whether or not my house is “worth” it. Because it’s worth it to me and, even if the world says it only has a value of $5.34, I can still walk into the front door and shut them out, in peace. Because I bought my house to live in, not as a barometer for success.
